Maintenance: A note on regular inspections

The purpose of this note is to stress the importance of regular maintenance and inspections of your hydronic boiler and radiant heating system. During recent inspections, we have encountered many homeowners who have not had their systems inspected regularly. Many of these systems have been operating with original safety and support equipment which has not been functioning properly, and therefore, promoting unsafe running conditions. Radiant heating systems are very forgiving, since they will continue to operate and attempt to heat the house, even though they may not be doing it properly, efficiently, or safely. 

It is common for the average homeowner to accept the gradual deterioration of their system’s performance and overlook the safe operation of the boiler because “everything seems to be running fine”. This is not to say, prematurely, that your system is in need of repair. Many systems in the field are running fine and in good condition. But there are many 35+ year old boilers in our area still in operation which require regular inspections to monitor their safe and proper operation. The only safe practice is to have them inspected regularly by an experienced C-4 Contractor. This is also in compliance with the manufacturer’s recommendation that your boiler be inspected every 6-12 months. 

As an immediate guideline, the following items should be true with a properly running system: 

  • System pressure should always be between 10-25 PSI (ALWAYS) 
  • The boiler should be quiet during operation (no gurgling, popping or banging noises)
  • Comfortable and EVEN heating throughout the house should be achieved with the thermostat set between 65-68 degrees 
  • No odors should be present around the burning boiler 
  • The handle on the pressure relief valve should be able to be lifted to discharge the boiler pressure and when released the system should refill quickly with pressure from the safety water make-up valve
